Impact Of NJ Kitchen Remodeling On House Value

11:12 am

If you are looking for a way to increase your home’s value, the kitchen is the perfect place to get started. Potential home buyers view the kitchen as one of the most important spaces within a house. As long as your budget allows, a kitchen remodel will make it easier to eventually sell your home, and in the mean time, you’ll have a beautiful room to work and entertain in.

NJ Kitchen Remodeling Project

There are many reasons why you might remodel your kitchen. In 2017, a Houzz study found that 43% of the homeowners that did tackle a kitchen remodel did so simply because they didn’t like the existing space. Another 40% chose to update their kitchen because they could finally afford to.The cost of a remodeling project is certainly a good reason to wait, but if the investment will eventually pay off for you, it is well worth it.

Will a Kitchen Remodeling Project Make Your Home More Appealing to Buyers?

Almost all kitchen remodeling projects will increase a home’s value to some extent. Potential home buyers are willing to pay more for houses with thoughtful upgrades and high-end finishes. Roughly 80% place the kitchen among their top three most important areas of a house when searching for a new home. This is according to a study done by Realtor.com.

A survey of new home owners done by Realtor Magazine shows that 69% admitted they would have paid a higher price for their house if it would have had new appliances. In addition, 55% would have paid extra for granite countertops.

These studies can give you a pretty good insight as to what people are looking for when buying a new home, and they show you that a kitchen remodeling NJ homeowners invest in will definitely help get their house noticed among the others on the market. This is wonderful to know if you plan to sell in the near future. Your renovation will help your home sell faster and at a higher price, but this doesn’t necessarily guarantee that you will recoup all of your money.

How Much Can You Expect to Recoup on a Kitchen Remodel?

How much of your investment you can recoup depends on several factors such as how much you spend and what type of remodel you choose. According to the national average, your return on investment (ROI) after a major upscale renovation is approximately 54%. Smaller renovations will get up to an 81% ROI.

Where you live also influences the ROI. The ROI percentage can go up to 93% for a minor renovation if your home is located in the Pacific area. On the other hand, if you live in the Midwest, you may only recoup 68%. The ever changing specifics of your area’s market also plays a part in what to expect. You will be able to get a better ROI estimate by talking to your kitchen remodeling contractor.

When Should You Plan a NJ Kitchen Remodeling Project?

When you should remodel the kitchen will depend on your individual goals. If you are going to be selling in the near future, you could invest in a minor renovation that only costs $5,000. Use this money to purchase new appliances, switch out the old hardware, and paint the walls. This will make your house more appealing to potential buyers without losing money.

If you do not plan to sell your home for quite some time, go ahead with the larger remodeling project. You will be increasing the value of your home as well as creating a kitchen that you will be able to enjoy on a day to day basis. A 2017 Houzz study revealed that 33% of those that had remodeled their kitchen felt that it gave them a healthier lifestyle. More family time was experienced by 50%, and 41% found that they cooked and ate at home more often.

After considering all of these statistics, you can make a more informed decision when it comes to remodeling your kitchen. Although you may not recoup your entire investment, a kitchen update can still be a wonderful investment when it comes to you and your loved ones.

5 Advantages of Hiring a NJ Kitchen Remodeling Contractor

11:16 pm

Get your kitchen renovation completed on time and on budget with a local NJ kitchen remodeling contractor that is there for you before, during and after your project has been completed. Enjoy a stress free kitchen remodel with amazing results that will look like you spent a fortune!

1. NJ Kitchen Remodeling Contractors Have Industry Clout

The average kitchen remodel takes hundreds of hours to complete with dozens of skilled tradesmen working together simultaneously. Having every trade and material delivery show up when they are needed requires detailed planning and organizational skills, but if just one trade contractor or material delivery does not hit the mark, the entire schedule will have “slippage”. This is where the kitchen remodeling contractor, with a well established network in New Jersey, can leverage the power of long standing relationships to bridge scheduling gaps and deliver your kitchen remodeling project on time without compromising the final product.

2. Single Source Accountability vs Multiple Contractors

Wouldn’t it be nice to not have to worry? That’s just what you get when you hire a NJ kitchen remodeling contractor and everything is under one contract. That’s because the kitchen remodeling contractor is aware of all the items that go into the kitchen renovation as you work through the process together. In addition, the tradesmen who are working on your kitchen remodeling project know one another, all get along well and understand they are completing the kitchen remodel as a team that is being directed by the kitchen remodeling contractor. Hiring multiple contractors to complete a kitchen renovation opens the door to misunderstandings with an unknown end result, each may be good tradesmen but it’s anyone’s guess if they’ll work well together and when it does not go well, the finger pointing begins. And then there are all the details that are missed since the various contractors are not communicating with one another.

3. Competitive Kitchen Renovation Pricing

Another great advantage of hiring a NJ kitchen remodeling contractor is being able to utilize their trade discounts. In today’s highly competitive market place there is no room for a kitchen remodeling contractor to pad the bottom line on material purchases, instead kitchen remodeling contractors are passing on their trade discounts to their clients which is great for keeping the overall costs of a kitchen renovation as low as possible. To cover their costs the kitchen remodeling contractors are adding an administrative line item to their proposals. Some local stores advertise that that pass on trade discounts to consumers that come in without a contractor, and while that may be true, the level of discount often varies greatly when compared with a kitchen remodeling contractors account who does a large volume of business with a select group of NJ kitchen remodel vendors and other local resources.

4. NJ Kitchen Cabinet Showroom Locations

Hiring a well established kitchen remodeilng contractor who has a brick and mortar location in the Bergen/Passaic County NJ area can provide you with a piece of mind knowing that they have made an investment not only in their own company but in the community they serve. It also allows you to view the latest kitchen design trends, cabinet displays, cabinet door styles and finishes they offer to make sure you are happy with the selections before you make a commitment. There is no better feeling than walking into the place where you purchased your kitchen cabinets from a few years earlier to address some miscellaneous service item that has come up and the same individuals are there, remember your job and know exactly what you need.

5. NJ Kitchen Renovation Service

Being provided with a high level of customer service before, during and after a kitchen remodeling project goes without saying when you’ve hired a well qualified kitchen remodeling contractor. That’s because of their passion for excellence and an unwavering commitment to satisfied clients. “In the end you will be happy, and if you are not happy, it is not yet the end”.

Corner Stove Kitchen: How to plan the layout

3:00 am

Create a beautiful corner stove kitchen design layout for your next kitchen remodeling project! Find out the math behind it and which appliances work best for your corner stove kitchen project.

Is a corner stove right for your kitchen cabinet layout?

Deciding whether or not to add a corner stove to a kitchen design depends on a variety of factors. In some cases it is done to add interest to a long straight run, in others its to save space and gain functionality to the over all design. It also could resolve the requirement for a larger stove that does to fit well on the adjacent walls of the kitchen. Here are a few questions to ask yourself as you plan the design;

  1. Do we need a focal point in a given corner?
  2. Can we improve the layout overall by placing the stove on a corner?
  3. Does the ventilation preference allow for a corner stove?
  4. Do we need extra countertop space?

Selecting the right appliances

Wolf Corner StoveGenerally speaking almost any stove, cooktop or range top will work in the corner stove kitchen design with some exceptions. The tricky part comes in with the addition of the ventilation preferences, this is because the adjacent upper cabinetry sits on the 90 degree axis and the corner stove sits on a 45 degree axis (see sample plan below). This means we have to pay particular attention to the wall located behind the stove/ventilation unit and the depth of the appliances, these all need to be in sync for proper configuration. For this application it is best to use a stove without a back which is know as a slide in stove or model with an island trim which is a low profile back.

Doing the math for a corner stove kitchen

To figure out the placement of the adjacent cabinets you will need to know the width of the appliances and the depth of both the lower and upper cabinetry. We will also need to account for the desired counter top overhangs and fillers on the base cabinets.

  1. We will start with a desired 36” Stove width plus the total countertop overhangs (39″) and multiply it by 0.7071 which equals 27.5769, we can round that up to 27.6”.
  2. Next we need to add the depth of our base cabinet to that figure, 27.6” + 24” = 51.6”.
  3. Now we can plot that distance from the corner of the room to each of the adjacent base cabinets.
  4. The wall behind the corner stove can be placed after the upper cabinets have been figured out using the same method. Special considerations should be made when using a microwave as it will be a different depth than the upper cabinets in most cases.
  5. When setting that appliances you will notice that the stove will need to be set back from the face of the adjacent cabinets to allow for the doors/drawers to operate freely, we typically set the stove back approx. 4”-6” and leave about 2” behind the stove to the wall.

Adding a recessed niche to your corner stove kitchen

As an added bonus, the corner stove kitchen allows for a 6” – 8” deep recessed niche to be located just below the ventilation unit. This is possible because the wall behind the appliances is a false wall with a void behind it. This option is typically not possible when a stove is placed on wall in a standard configuration since it’s usually on an exterior wall.

Let’s review a sample plan

Corner Stove PlanHere’s our finished design with a 36″ stove. As you can see on the plans there is a void behind the stove wall which is a perfect place to run the duct work, electrical requirements and plumbing work. Note: If the walls are out of square and/or not plumb it will further complicate the calculations.

How to choose a Kitchen Designer

3:16 pm

Knowing what you’re kitchen is going to look like and how much it’s going to cost to build before you make a commitment is the best way to choose a kitchen designer.  After you have completed your kitchen planning research and narrowed down the choices to two or three candidates you’re ready to start reaching out and setting up the initial kitchen design visits.

How to choose a Kitchen Designer

What takes place at the initial kitchen design visit?

During the initial visit in your home the kitchen designer will take field measurements,  observe traffic patterns, discuss needs and wants and review your vision for the space including what type of materials you may want to use.  A general concept  is discussed and agreed upon along with the potential budget required  to build the project.  The next step is for the kitchen designer to develop this information into a set of conceptual drawings that will be the basis for the next meeting.

What to ask at the kitchen design visit:

  1. Are you comfortable with the kitchen designer, will you enjoy working with him/her?
  2. Do you have to use the kitchen designers sources for the materials or can you select your own sources?
  3. What items are not included in the budget and who is responsible for them?
  4. Who will create the construction, electrical, and tile design plans?
  5. What’s an average build time for similar projects completed?
  6. How much of a variance do you typically see in your proposals?

Proposed kitchen design plans and budget review meeting

Here, the proposed kitchen design plans and budget are presented for review,  this will be your first opportunity to see your new kitchen in the form of a floor plan, elevations of the walls with cabinets and 3-D perspectives.  It’s very exciting see all of the ideas take shape, the kitchen designer will walk you through the layouts and how everything came to be.  A detailed line item proposal based on the conceptual drawings that were created will contain items such as; architects fees, specific building materials, cabinetry budget, countertop allowance, etc., will also be presented that’s based on the drawings that were created.  At the end of this meeting you will have a full understanding of what your kitchen will look like and how much it will cost to build.

What to ask at the kitchen design plan and budget review meeting:

  1. Does the kitchen layout fit your lifestyle?
  2. Is the overall concept pleasing and functional?
  3. Who handles all the logistics and scheduling?
  4. Who will handle the permit process?
  5. What type of care will be taken to prep the home prior to the start of construction?
  6. Does the kitchen designer pass on “trade discounts” to you?

What to ask yourself after the meeting

  1. Were you “wowed” by the design?
  2. Did the kitchen designer really “get you”?
  3. Can you see yourself working with him/her?
  4. How does this offer compare to others?
  5. How much time and thought was put into the initial proposal?
